Golden Years Retirement Village is an apartment-style independent senior living community that offers the privacy and freedom of owning or renting your home without all the hassles. We offer a varied selection of senior-friendly floor plans, a daily home-cooked buffet meal, and a wide variety of social and recreational programs for our residents to enjoy. Because we listen to our residents’ feedback, we are continually developing new programs and amenities to complement the interests of every individual that calls Golden Years home.

Staffing

The Retirement Village Management team consists of the manager, assistant manager, programming director, receptionist and dietary, housekeeping and maintenance personnel. The Executive Director and nursing staff provide supportive interventions when necessary.

Financial Considerations

Financial considerations include an Entrance Fee Plan, Straight Rental Plan, or Conversion Plan and a Monthly Service Charge.

Entrance Fee Plan

The Entrance Fee Plan includes a one-time 90% refundable payment prior to occupancy. The amount of the entrance fee is determined by the size of the apartment selected. Individuals who select the Entrance Fee Plan pay a reduced Monthly Service Charge. If a resident vacates their apartment within the first six months of occupancy, the entrance fee is 100% (less a $500 refurbishing fee) refundable to the resident or their estate.

Straight Rental Plan

Similar to apartment rentals, the straight rental plan requires the payment of the first and last Monthly Service Charge. The Monthly Service Charge under this plan is slightly higher than the Monthly Service Charge using the Entrance Fee Plan. This plan offers an affordable living option for individuals who prefer not to pay the Entrance Fee or for those individuals whose finances are linked to the sale of their home or other assets.

Conversion Plan

The Conversion Plan allows individuals to switch from the Straight Rental Plan to the Entrance Fee Plan. This is an ideal choice for individuals to enjoy the Golden Years lifestyle while they wait for their home to sell or their investments to mature.

Monthly Service Charge

More than simple rent, the Monthly Service Charge covers the day-to-day cost of living in the Retirement Village. It is based on the size of apartment and the number of occupants. Services covered by the Monthly Service Charge include the following:

  • Apartment occupancy
  • Home cooked buffet style dinner (one meal daily, served midday)
  • In-room tray service if needed during illness
  • DIRECTV service
  • All utilities except telephone and internet
  • Numerous events, socials and trips
  • Scheduled van service for local shopping
  • Social Service assistance and intervention
  • Emergency response assistance
  • Wellness checks: daily I’M OK system, monthly blood pressure monitoring, and more.
  • Bi-weekly housekeeping service
  • Apartment maintenance, upkeep and refuse removal
  • 24/7 on call staffing

Application Process

Individuals interested in living in the Retirement Village are invited to tour our home, meet with the manager, complete an application for residency, make a $500 deposit and secure a place on the waiting list. The $500 deposit is applied to the Entrance Fee or is refunded to the individual if their name is withdrawn from the Waiting List. Apartments are filled chronologically from the waiting list.
